Gated community with estate homes underway near Clermont National Golf Course

A high-end subdivision that will deliver multi-million dollar homes near the Clermont National Golf Course is set to begin vertical construction later this year.

The Mirror Lake community, located at 15490 Old Hwy 50 in Clermont, will include 21 home lots, 17 of which will be lakefront properties. Windermere-based Resolute Development Group is working as the developer on the project and will market the lots for sale once they are available.

Ed Durruthy of Resolute Development Group told GrowthSpotter that the homes with lake frontage are expected to sell for $2 to $3.5 million, while the four remaining homes will likely sell for about $1 million.

Homes vary from 4,000 to 6,000 square feet on lots between a quarter and a half acre. Groundwork is underway on the project, and the developers are narrowing the list of custom homebuilder partners.

Vertical construction is set to begin this summer on the first homes once the lots become available, and Durruthy expects the project to be fully built out within two years. The homes will be custom-built, but will mostly follow a similar design. One lakefront home that was designed by PNM Architecture and already has a future owner will feature a lower-level step-out to the lakefront, a gym, and a wine cellar.

“The tendency with builders these days, even the custom ones, is that they like to basically put together certain specs and then modify them from there,” Durruthy said.

Clermont is relatively hilly by Florida standards. Durruthy explained that the area’s geography gives the project the opportunity to create three-level homes on sloped lots that overlook Mirror Lake and Clermont National.

“That’s very much the characteristic of that area, and this particular site is so unique in that it kind of combines the topography and the grade, with this stunning view of the lake and golf course. It’s just a terrific opportunity, unlike anything I’ve seen,” he said.

Durruthy added that the community will offer a more affordable price point than Bella Collina, a nearby gated community that is popular with celebrities and athletes. New York Mets shortstop Francisco Lindor bought a home in Bella Collina for $3.5 million in 2021 and former NFL quarterback Robert Griffin III sold his Bella Collina residence for $4.24 million in 2023.

“Bella Collina is one of the obvious new home construction opportunities in that area. It’s highly amenitized and you have a mandatory club membership there. It’s a very nice club and a very nice golf course, but it comes at a high cost. What we’re offering is very private and unique but without the obligations and further costs of club memberships,” Durruthy explained.
